Moving From the Lower Mainland to Vernon: Why East Hill Makes Sense

Quick answer: East Hill suits many people moving from the Lower Mainland because it keeps a bit of city convenience, with downtown Vernon just below the hill, while putting Kalamalka Lake about 10 to 15 minutes away and SilverStar about 30 minutes away. It’s full of older character homes, so plan for their quirks.

I’ve lived in Vernon for 49 years and in East Hill since 2023. If you’re thinking about leaving the Lower Mainland for the Okanagan, here’s why East Hill is worth a look and what to plan for.

A neighbourhood, not just a house

A lot of people moving from the coast want more space and a slower pace, but they don’t want to drive for everything. East Hill sits on the hillside directly east of downtown Vernon. That location gives you:

downtown shops, restaurants and services just down the hill;
Vernon Jubilee Hospital close by;
Vernon Secondary School (VSS) near the middle of the neighbourhood;
Lakeview Park, with the free “Peanut Pool” wading pool and spray park.

The Okanagan lifestyle, close to home

For many coast transplants, the draw is four real seasons and the outdoors. From East Hill:

Kalamalka Lake beaches are roughly 10 to 15 minutes by car.
SilverStar Mountain Resort is about 30 minutes away for skiing, snowshoeing and summer biking.
Polson Park, with its floral clock and Japanese garden, is near downtown.

Staying connected to the coast

Tourism Vernon puts Vancouver about 441 km away, roughly 4.5 hours by car, and Kelowna International Airport (YLW) about 30 minutes south of Vernon. That makes visits back to family and friends manageable, whether you drive or fly.

What will feel familiar (and what won’t)

Familiar

You’re still in BC, so property transfer tax, the Home Buyer Rescission Period and the standard offer process work the same way.
Your driver’s licence, MSP coverage and ICBC insurance carry over. You’ll just update your address.

Different

Older housing stock. Many East Hill homes are decades old, and some date to the 1890s. That means character, and it can also mean older wiring, plumbing or heating.
Snow and hills. East Hill has real slopes, and Vernon gets real winters. Think about driveway pitch, parking and your vehicle.
Heat in summer. The Okanagan gets hot, so ask about cooling when you view a home.

Money and timing tips

Buying and selling at once. Many movers need to sell before they buy. You can write an offer subject to the sale of your home, or line up your dates so both deals close close together. Talk to your lender about bridge financing.
Keeping your coast property? The City of Vernon and the District of Coldstream are both in BC’s speculation and vacancy tax area. Every residential owner in a taxable area must file a declaration each year by March 31, even if they’re exempt. Check how the rules apply to you.
The Home Owner Grant. Once your East Hill home is your principal residence, you can apply for the BC Home Owner Grant each year to reduce your property tax.
