East Hill vs. Middleton Mountain vs. Coldstream: Which Vernon Area Fits You?

Quick answer: East Hill suits people who want older character homes and a short trip to downtown Vernon. Middleton Mountain suits buyers after newer homes with big views. Coldstream, a separate municipality at the north end of Kalamalka Lake, suits people who want a more rural feel near the lake. The right choice depends on your lifestyle and budget.

I’ve lived in the Vernon area for 49 years. I lived on Dixon Dam Road before I sold that house and moved to East Hill in 2023. All three areas have a lot going for them. Here’s a plain comparison.

East Hill: character and convenience

East Hill is the hillside directly east of downtown Vernon. It’s one of the city’s established neighbourhoods.

Homes

• Older homes of many eras, some dating to the 1890s, with mature trees and gardens.
• Some homes with suites. Vernon now allows suites and accessory homes like carriage houses on many residential lots.

Lifestyle

• Downtown Vernon, Vernon Jubilee Hospital and Polson Park are close by.
• Vernon Secondary School (VSS) sits near the middle of the neighbourhood.
• Lakeview Park has the free “Peanut Pool” wading pool and spray park.
• Kalamalka Lake beaches are about 10 to 15 minutes by car, and SilverStar about 30 minutes.

Consider

Middleton Mountain: newer homes and views

Middleton Mountain straddles the Vernon and Coldstream border. It’s known for newer homes on a hillside with views over Kalamalka Lake, Okanagan Lake and the valley.

Homes

• Mostly newer homes with modern layouts.
• Fewer of the older-home issues you find in East Hill, although every home still needs an inspection.

Lifestyle

• Hiking trails, including the Middleton Mountain Trail. The Regional District of North Okanagan describes it as steep, needing advanced fitness, with panoramic views of Vernon.
• Quick access to Coldstream and Kalamalka Lake.

Consider

You’ll generally drive more for errands than in East Hill. Check which school catchment and which municipality a home is in, since the area crosses the Vernon and Coldstream border.

Coldstream: rural feel near the lake

The District of Coldstream is a separate municipality, incorporated in 1906, at the north end of Kalamalka Lake, southeast of Vernon.

Homes

• A mix of neighbourhood homes, larger lots and more rural properties.
• Farm and rural land may come with its own zoning and land-use rules, so check before you buy.

Lifestyle

• Kal Beach and smaller beaches along Kalamalka Lake.
• Kalamalka Lake Provincial Park nearby for hiking.
• Kalamalka Secondary School is in Coldstream.
• A long ranching history. The Coldstream Ranch dates back to 1863.

Consider

Coldstream has its own municipal government, bylaws and property tax rates, separate from Vernon. On rural properties, ask how water and sewer services are provided. Coldstream, like Vernon, is in BC’s speculation and vacancy tax area, so owners file a declaration each year.

2. Newer construction: Middleton Mountain.
3. Close to Kalamalka Lake: Coldstream, with Middleton Mountain close behind.

Schools

School District 22 serves Vernon and Coldstream. The district uses a School Locator tool where you enter a home address to find its catchment school. Castanet reported in December 2025 that the district is changing catchment boundaries for some schools, including VSS and Kalamalka Secondary, starting in the 2026–27 school year.
