I raised two daughters in Vernon, and I now live in East Hill. For families, being close to the high school can make everyday life simpler. Here’s what to know about living in the VSS neighbourhood.

About Vernon Secondary School

According to School District 22 (Vernon), VSS:

serves Grades 8 to 12;
moved into a new $38 million, LEED Gold building in 2013;
offers programs in athletics, fine arts and academics.

Catchments are changing: check the address

Castanet reported in December 2025 that School District 22 is changing catchment boundaries affecting several schools, including VSS and Kalamalka Secondary, to ease crowding. The changes take effect in the 2026–27 school year, and current students may be able to stay at their existing school.

What that means for buyers:

Don’t assume. Being close to VSS doesn’t guarantee a home is in its catchment.
Use the School Locator. SD22 has a School Locator on its website. Enter a home’s address to see its catchment schools.
Ask the district. For questions about catchments, SD22 directs families to its Transportation Department.
Check elementary too. Your younger kids’ catchment school matters just as much.

Why families like the VSS neighbourhood

Walk or bike to school

With VSS near the middle of East Hill, many teens can get to school on their own. That can mean fewer drop-offs and more independence.

Parks and summer fun

Lakeview Park is in the neighbourhood. The City of Vernon lists three baseball diamonds, a playground and the “Peanut Pool” wading pool, which reopened with a new spray park in summer 2024 and is free to use. Close to everything else

Downtown Vernon for errands, lessons and part-time jobs.
Vernon Jubilee Hospital just down the hill.
Kalamalka Lake beaches about 10 to 15 minutes by car, and SilverStar about 30 minutes.

What families look for in a home here

East Hill has many older homes, from 1890s heritage houses to later decades. When you’re house hunting with kids in mind, think about:

Bedrooms and bathrooms: older homes sometimes have fewer bathrooms, so check whether adding one is realistic.
A suite: a legal suite can help with the mortgage now and house a teen, a university student or grandparents later.
The yard: many East Hill lots have mature trees and room to play.
The walk: walk the route to school yourself, including the hills, before you buy.
Older-home basics: wiring, plumbing and possible asbestos in older materials matter more if you plan to renovate.

Many families try to move in summer so kids can start at a new school in September. If that’s your plan:

Start early. Get pre-approved in the spring so you’re ready when the right home comes up.
Pick your dates carefully. Set completion and possession dates that leave time to move in before school starts.
Register with the school. Check VSS’s registration page and SD22’s process as soon as you know your new address.
Keep a backup plan. If your dates slip, ask the district how enrolment works while you’re between homes.
